Introduction
Property Management
has a definite meaning within the real estate industry. Property
management is the overseeing of the operation and maintenance
of a property by someone other than the owner. A property
manager acts as an agent to exercise executive supervision
over a piece of real estate for an owner or owners in exchange
for a fee. Consequently, the property manager's primary purpose
is to maximize net income over the economic life of the property
and/or to insure the efficient operation and maintenance of
the property.
Property
Management is a professional activity that assists owners
in achieving their ownership investment objective through
quality services. Some property managers act as consultants,
recommending ways to maximize income, some are experts in
the tax aspects of real estate investing or financing techniques,
and some specialize in the management of multi-family housing,
office buildings, shopping centers and industrial properties.
The typical duties of a property manager are marketing and
leasing space, tenant selection, operating and maintaining
the property, collecting rents and keeping records.
The recognized
professional in the field of property management is the CPM®,
the Certified Property Manager® who is bound to his
or her clients, employer and the public by a strict code of
professional ethics. When you hire a property manager, think
CPM. When you hire an on-site manager, think ARM®,
Accredited Residential Manager®. If
you are the principal of your real estate management firm,
or the head of the property management department within your
company, and have earned or are working on earning the CPM
designation, you should consider accreditation as an AMO®
-- Accredited Management Organization for your firm. If
you are a property manager and are not currently a CPM, you
should sign up as an Associate
